Terms and conditions.

Bookings of Villa Kiko are subject to the following terms and conditions as agreed to at the time of booking. This property is privately owned. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

Contractual agreement.

A contract between you and the owners will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement. The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking. Bookings cannot be accepted from persons under eighteen years of age. We reserve the right to refuse a booking.

Time of arrival and departure.

Please note that bookings have a minimum requirement stay of 7 nights. In order to allow the accommodation to be thoroughly cleaned and prepared for incoming guests, all guests should follow the following arrival and departure times:

  • Arrival: Day 1, after 16:00 local time.
  • Departure: Last Day, before 10:00 local time.

Keys.

The keys are provided by the owners upon arrival. Upon departure, the keys should be personally returned to us. 

If your arrival or departure is late at night or very early in the morning, please notify us on time. Please also note that in the event that any keys issued are not returned at the end of your stay, the cost of replacement will be charged to you.

Payment.

The payment can be made through credit card, debit card, direct bank transfer, or PayPal. A reservation fee of 40% of the holiday price is payable at the time of booking. Bookings made less than four weeks before your arrival date must be accompanied by the full amount of the holiday charge. The full balance (100% of the holiday price) must be paid at the latest upon arrival. If the balance is not received by the due date, your holiday will be treated as a cancellation and the guest will remain liable to pay the balance of the rent.

Cancellations.

All cancellations must be immediately notified by email to k@ljubicic.co. The reservation fee is non-refundable. Your booking will not be canceled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will refund all payments made for your holiday within 14 days. Our liability for cancellation will be limited to payments made to us.

Number of guests.

The number of persons sleeping in the accommodations must not exceed the following:

  • 17 people

By law we are not permitted to host more than 17 people. Any breach will have legal consequences and the contract could be terminated immediately.

Inspection and maintenance.

We or our representative reserve the right to arrive at the accommodation at any time to undertake essential maintenance or for inspection purposes in case of complaints. We will always attempt to contact you per phone and email before arriving at the accommodation. 

Damage to the property.

Please lock the doors and close the windows when you leave your property unoccupied.

In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in the accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage found. All inventory must remain in the property it was in at arrival and not be taken to another property. The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Smoking.

Smoking indoors on the premises will result in an additional charge of 500€.

Subletting.

The client may in no circumstance re-let or sublet the property, even free of charge.

Internet.

The high-speed WiFi connection is available at no extra cost subject to technical availability.

Children.

Children under 18 must be supervised by their parents/guardians at all times.

Pets.

Not all pets are allowed in the Villa. Please make an inquiry and we will decide on your specific case. If you want to bring your pet, please notify us ahead of time in order for the property to be thoroughly cleaned before the next guests arrive.

Additional services.

Guidance: we are more than happy to share our favourite activities and locations with you ahead of your trip. If you’d wish to explore the PrimoÅ¡ten area together with a guide or the host, please contact us in advance and we’ll arrange some plans or put you in touch with our professional guides.

    Complaints.

    Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us per phone (Kiko at +49160 625 45 45) or email (k@ljubicic.co) and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
